(JCVA)** · Quezon City · `On-site` 🕒 **Статус:** *Опубликовано: сегодня* · *Источник: Indeed* --- ### About the Role SUMMARY The Design & Build Head oversees construction projects from conception to completion, ensuring seamless coordination between design and construction teams. They are responsible for managing project timelines, budgets, quality control, and compliance with regulations. Their key duties include: MAJOR RESPONSIBILITIES Project Manager 1. Lead and direct construction teams to ensure: a. deliverables are made on time, within the budget, and within scope. b. construction is done within standards using proper construction techniques. 2. Identify, evaluate, and manage all tasks from bidding to project undertaking, implementation, and up to the final completion of the project. 3. Plan ahead to anticipate risks, prevent problems and resolve any emerging ones. 4. Initiate regular site activity investigations and assessments and provide necessary recommendations to address any issues. 5. Prepare cost analysis and budgets for a project with projected forecasts. 6. Evaluate and assess bids and project costs in the light of independent estimates and available data. 7. Analyze, evaluate, and initiate potential cost conservation measures while executing a project. 8. Negotiate terms of agreements, draft contracts and obtain permits and licenses. 9. Review, analyze and approve expenditures for ongoing projects on a timely and periodic basis. 10. Prepare vendor documents for multiple tasks and projects. 11. Evaluate and assess equipment and recommend designs for the project team integrating safety measures. 12. Design, develop and initiate site-specific safety plan including an accident-free safe work environment. 13. Prepare detailed, accurate timely project reports including work schedules, implementations, deviations, change in subcontractors, customer issues and other related problems. 14. Update and document all project schedules, including the implementation phases of a project and the management aspects. 15. Initiate and implement best practices, procedures, and standards in compliance with Company policies (ISO 9001, ISO 45001, etc.). Design & Build Manager 1. Work with Business Development team on the preparation of proposals for design & build, focused on interiors. 2. Work closely with the in-house QS team for the design & build proposals of the Company. 3. Coordinate with 3rd party consultants (if any) and contractors for design & build projects. 4. Manage end-to-end the design & build engagements of the Company. This includes coordination with the Client, landlord, consultants, contractors, vendors, suppliers, etc. RFPs 1. Respond to RFP email invite. 2. Attend pre-bid meeting. 3. Attend site ocular, if required. 4. Request necessary RFP references. 5. Review issued RFP references. Ensure completeness. Provide RFI if necessary. 6. Monitor and follow up on pending RFI/ RFP references. 7. Secure NDA signing with subcons/partners 8. Provide project briefing to subcon/partners 9. Ensure timely submissions of subcon/partners’ proposal and other necessary submittals. Partners/subcon should provide technical and commercial proposal at least a day before submission to client. 10. Review partners/subcon proposals. Provide evaluation/recommendation if bidding. 11. Negotiate partners/subcon final fee based on BD Manager’s direction. 12. Create technical proposals using JCVA template. 13. Coordinate with BD Manager on proposals’ timeline and manning details. 14. Prepare JCVA CVs of manning placeholders. 15. Create commercial proposals using JCVA template. 16. Coordinate with BD Manager on manning fees or final gross margin. 17. Provide BD Manager with financial summary - partners/subcons' fee, JCVA gross margin and final cost to client. 18. Finalize terms of payment and important proposal notes. 19. Ensure completeness of proposals - data, signatories and any certain client's instructions. 20. Email proposals to client or arrange courier service for hard copies. 21. Monitor/Follow up on proposals that were submitted in the previous 7 days but received no response. 22. Respond to Bid Clari queries or meeting invite. 23. Attend Bid Clari meeting 24. Prepare Bid Clari minutes, whoever attends 25. Prepare proposal revision based on bid clari. 26. Ensure timely submission. Send calendar invite. 27. Email revised proposals to client or arrange courier service for hard copies. 28. Monitor/Follow up on revised proposals that were submitted in the previous 7 days but received no response. 29. Respond to Nego invite 30. Check BD Manager and JCV's availability. Send calendar invite 31. Prepare Negotiated Proposal and furnish copy to Accounting 32. Monitor/Follow up on LOA/NTP/PO/Contract. Receipt of any of the said documents should be within 7 days from award advice by client. 33. Update ClickUp - BD data, Ops Manning and Billing Tracker ENSURING CLIENT DELIGHT 1. Build and maintain strong, long-lasting client relationships 2. Handle challenging client requests or issue escalations as needed 3. Attend site coordination meetings (once a week or as requested) 4. Be an interim Operations personnel (PM or QS) when needed. 5. Arrange meeting with existing client for testimonials. 6. Coordinate with Ops team on details of the clients or the event (opening / blessing) for corporate gifting. 7. Coordinate with Admin and Finance on corporate gifting details - items, fees and schedule. ADMIN 1. Assist BD Manager in preparing weekly responded RFPs status update 2. Assist BD Manager in preparing monthly BD dashboard. 3. Request admin personnel to replenish business cards, capstat and other BD marketing tools when supplies are low. 4. Assist BD Manager's in organizing important calendars. 5. Escalate any client feedback on the Ops team to BD Manager. 6. Provide other administrative or technical assistance as requested by the BD Manager, JCV and PMV. KEY PERFORMANCE INDICATORS Ability to adhere to project timelines and deliver projects on time. It measures satisfaction levels through feedback, surveys, or other means to gauge how well you meet stakeholder expectations and maintain positive relationships. Ability to effectively communicate project goals, plans, and progress with team members, stakeholders, and other relevant parties. It also assesses your ability to foster collaboration among project teams and stakeholders. Ability to handle change orders efficiently. It measures your effectiveness in managing changes to project scope, evaluating their impact on schedule and budget, and minimizing the negative effects of change orders on project performance. Ability to lead and manage your project team. It measures team productivity, performance, and morale. It also evaluates your effectiveness in resolving conflicts, motivating team members, and fostering a positive work environment. Ability to manage client relationships and satisfaction. It measures your responsiveness to client needs, your ability to address their concerns, and your overall client satisfaction levels. Performance during internal and external audits, including compliance with procedures, accurate documentation, and timely response to audit findings especially in relation to ISO 9001:2015 and ISO 45001:2015. QUALIFICATION AND COMPETENCY REQUIREMENTS MINIMUM EDUCATION and EXPERIENCE Must possess a bachelor’s degree in civil engineering/mechanical engineering/electrical engineering/architecture or any related courses. Preferably holding an active PRC license. Must have at least 8 years of relevant work experience with at least 2 years of leadership role. KNOWLEDGE Strong understanding of construction methodologies, processes, and techniques. This includes knowledge of various construction systems, materials, and technologies. Familiarity with local building codes, regulations, and industry standards is essential for ensuring compliance and adherence to legal requirements throughout the construction project. A solid knowledge of project management principles is necessary for effectively planning, organizing, and executing construction projects. This includes understanding project phases, scheduling, budgeting, risk management, and quality control. Knowledge of contract administration and management is important for handling contractual agreements, change orders, and ensuring that all parties involved in the project adhere to the terms and conditions. SKILLS Strong leadership skills to effectively lead and motivate teams. They should be able to delegate tasks, provide clear instructions, and resolve conflicts that may arise within the construction team. Excellent communication skills, both written and verbal, are crucial for effective communication with stakeholders, team members, clients, and subcontractors. Skilled in collaboration, fostering teamwork and maintaining positive relationships with all involved parties. Strong problem-solving skills to identify issues, evaluate alternatives, and make informed decisions promptly to keep the project on track. A strong financial acumen is necessary to manage project budgets, estimate costs, track expenses, and implement cost-control measures throughout the project lifecycle.
