The project involves a complete, high-specification interior refurbishment, a structural house extension, and a complex dormer loft conversion.The ideal candidate will manage day-to-day site operations, coordinate specialist trades, and maintain strict structural and aesthetic quality controls from strip-out to final handover. Key Responsibilities - Site Supervision & Quality Control: Manage daily progress, ensuring all works conform precisely to architectural drawings, structural engineer calculations, and building regulations. - Technical Management: Interpret technical specifications for first/second fix carpentry, structural steel placements, roofing, thermal insulation, and drainage systems. - Trade Coordination: Sequence and manage subcontractors (electricians, plumbers, bricklayers, plasterers) to ensure zero downtime. - Compliance & Inspections: Act as the primary point of contact for building control officers, scheduling mandatory stage inspections and securing final certifications. - Resource Logistics: Conduct material take-offs and manage deliveries, scaffolding setup, plant hire, and waste management. Required Experience & Technical Knowledge - Proven Track Record: At least 5+ years of hands-on experience managing structural extensions and loft conversions. - Deep Structural Knowledge: Expert understanding of structural alterations, steel beam positioning (RSJs), ring beams, and floor joist upgrading. - Building Regulations Mastery: Robust familiarity with current Building Regulations, particularly structural safety (Part A), fire safety/escapes (Part B), and insulation/ventilation (Part L and F). - Blueprint Competency: Ability to flawlessy read, question, and execute detailed CAD drawings, structural notes, and scope of works. - Trade Background: A background in a core structural trade (e.g., advanced carpentry, brickwork, or site management) is highly preferred. Contract Terms & Remuneration - Basis: Independent Contractor Agreement. - Rates: Competitive day rate - Duration: Estimated 52 weeks, with possibility to move forward. - Compliance: Must hold active relevant trade credentials/certifications.
