# Construction Project Manager – Framing **Priority Patient Transport** · Cape Charles, VA · `On-site` 🕒 **Статус:** *Опубликовано: сегодня* · *Источник: Indeed* --- ### About the Role Position Summary We are seeking an experienced Construction Project Manager to oversee the framing and structural carpentry phase of a residential construction portfolio consisting of approximately: 45 production single-family homes 12 two-story, multi-unit condominium buildings 3 custom homes The Project Manager will coordinate framing crews, manage schedules and materials, enforce quality standards, and ensure that all structural carpentry is completed in accordance with approved plans, specifications, building codes, and project requirements. Key Responsibilities Manage residential framing projects from mobilization through framing completion. Oversee production framing for single-family homes, multi-unit condominiums, and custom homes. Coordinate carpentry crews, subcontractors, suppliers, superintendents, inspectors, and other trades. Review architectural and structural plans before work begins. Verify that framing is constructed according to approved plans, engineering details, specifications, and applicable building codes. Identify plan conflicts, missing details, constructability issues, and field conditions requiring clarification. Submit and track requests for information when plan or engineering clarification is needed. Develop and maintain framing schedules across multiple active job sites. Monitor crew productivity and make adjustments to maintain project deadlines. Coordinate lumber packages, trusses, hardware, fasteners, equipment, and other required materials. Verify delivery quantities and promptly address shortages, damage, or incorrect materials. Perform routine site inspections and document project progress. Lead quality-assurance inspections for dimensions, layout, openings, wall alignment, floor systems, roof systems, structural connections, and required hardware. Prepare projects for framing and structural inspections. Create and manage correction and punch lists through completion. Enforce job-site safety requirements and maintain clean, organized work areas. Track labor, materials, change orders, schedule impacts, and project costs. Provide regular progress reports and escalate risks before they affect schedule, quality, or budget. Coordinate framing completion and turnover to the next construction phase. Required Qualifications Demonstrated experience managing residential framing or structural carpentry projects. Strong working knowledge of wood-frame construction, structural plans, framing details, and residential building practices. Ability to read and interpret architectural drawings, structural drawings, specifications, and engineering details. Experience coordinating multiple crews and active job sites. Strong understanding of framing quality-control procedures and inspection readiness. Ability to identify construction discrepancies and communicate required corrections clearly. Strong scheduling, organization, documentation, and problem-solving skills. Effective leadership and communication skills. Valid driver’s license and reliable transportation between project sites. Ability to walk active construction sites, climb ladders, and inspect framing work at various stages. Preferred Qualifications Experience with production homebuilding, multi-family construction, and custom homes. Prior experience as a framing superintendent, carpentry foreman, lead carpenter, or residential construction project manager. Familiarity with local residential building codes and inspection requirements. Experience with construction scheduling, project-management, and plan-management software. OSHA safety training or equivalent job-site safety experience. Measures of Success Framing milestones are completed on schedule. Work passes structural and framing inspections with minimal corrections. Projects are built accurately according to approved plans. Quality issues are identified and resolved before subsequent trades begin. Labor and material usage remain within established project targets. Crews, suppliers, and project stakeholders receive clear and timely direction. Work Environment This is a field-focused position requiring regular travel between active residential construction sites. The Project Manager must be comfortable working outdoors, inspecting work in progress, and coordinating several projects at different stages of completion. We may use artificial intelligence (AI) tools to support parts of the hiring process, such as reviewing applications, analyzing resumes, or assessing responses and identifying potential inconsistencies or verification signals in application materials based on available information.
