The primary focus of this position will be to help our team identify qualified contractors and subcontractors, solicit competitive bids, review and compare proposals, and negotiate favorable pricing and contract terms . We are looking for someone who is confident dealing directly with contractors and vendors, has strong negotiation skills , and knows how to push for competitive pricing while maintaining productive working relationships. The consultant will work primarily from our Colts Neck office , with occasional visits to the Little Silver project site as needed. Responsibilities Identify and contact qualified contractors, subcontractors, suppliers, and vendors for various construction trades Solicit competitive bids and proposals based on project plans, specifications, and scopes of work Proactively follow up with contractors to ensure timely submission of proposals Review proposals for completeness and identify exclusions, qualifications, inconsistencies, and scope gaps Prepare bid comparison and bid-leveling schedules for management review Clarify scopes of work with bidders to ensure proposals are comparable Negotiate contractor and vendor pricing, scope, terms, and value-engineering opportunities Obtain revised pricing and work with bidders to improve proposals Help management evaluate bids based on price, scope, qualifications, and overall value Maintain organized records of proposals, contractor contacts, negotiations, and bid status Coordinate with project management, ownership, architects, engineers, and other team members as needed Assist with additional construction procurement and project-related tasks Qualifications Prior experience in construction, estimating, procurement, purchasing, project management, or subcontractor bidding Strong negotiation skills and proven ability to obtain competitive contractor and vendor pricing Strong understanding of residential or multifamily construction and construction trades Ability to read and understand construction drawings, scopes, and specifications Experience soliciting, reviewing, leveling, and negotiating subcontractor bids Confident and professional communication style Persistent and effective follow-up skills Organized and detail-oriented Comfortable working with Excel and preparing bid comparison schedules Existing relationships with New Jersey contractors and subcontractors are a strong plus Experience with townhome, multifamily, or residential development projects is preferred Ideal Candidate This position would be well suited for an experienced construction estimator, purchasing manager, project manager, superintendent, procurement professional, or retired/semi-retired construction professional looking for flexible, part-time consulting work. The ideal candidate is someone who understands construction costs, knows how to evaluate whether pricing is reasonable, and is comfortable challenging quotes, negotiating better pricing and terms, identifying savings opportunities, and holding contractors accountable to their proposed scope . We are looking for someone who is proactive and comfortable picking up the phone, developing contractor relationships, negotiating directly with vendors, and following bids through to completion . Schedule Part-time with a flexible schedule. Work will be performed primarily from our Colts Neck, NJ office , with occasional visits to the project site in Little Silver, NJ .
