The position ensures that all construction activities are completed safely, on schedule, within the approved budget, and in accordance with approved plans, specifications, quality standards, and applicable building codes and regulations. The Construction Manager will lead and coordinate with foreman, skilled workers, suppliers, and other project personnel to ensure efficient project implementation from mobilization through project completion and turnover. JOB DESCRIPTION 1. Project Planning and Management Plan, organize, and manage all construction activities from project mobilization to completion and turnover. Develop and monitor project schedules, work programs, manpower requirements, material requirements, and equipment requirements. Ensure that construction activities are performed according to approved plans, specifications, schedules, and project requirements. Identify potential delays, technical issues, resource constraints, and other project risks and implement appropriate corrective actions. Monitor overall project progress and ensure timely completion of project milestones. 2. Site Supervision and Construction Execution Directly supervise and coordinate daily construction activities at the project site. Ensure proper sequencing and coordination of civil, structural, architectural, and MEPF works. Monitor the productivity and performance of project personnel, and workers. Conduct regular site inspections to ensure that work is progressing according to approved drawings and specifications. Resolve construction-related issues and coordinate with concerned parties for immediate action. Ensure that site activities are properly documented. 3. Quality Control Ensure that all construction works meet approved plans, specifications, quality standards, and applicable codes. Inspect completed and ongoing works and identify defects, deviations, or non-conforming work. Coordinate the correction and rectification of defective or substandard work. Ensure that proper materials, equipment, and construction methods are used. Coordinate required testing, inspections, and approvals. Maintain proper documentation of inspections, punch lists, testing, and quality-related concerns. 4. Cost and Material Control Monitor project expenditures and ensure that construction activities remain within the approved budget. Coordinate material requisitions and ensure timely delivery of required materials to the project site. Monitor material usage and minimize wastage, damage, and unnecessary expenses. Review quantities and material requirements against approved plans and actual site conditions. Coordinate with Procurement, Finance, and Administration regarding project requirements and expenditures. Identify opportunities to improve cost efficiency without compromising quality. 5. Manpower and Subcontractor Management Determine manpower requirements based on the project schedule and workload. Assign and supervise project personnel according to their responsibilities and work assignments. Monitor attendance, productivity, and performance of workers. Address manpower and performance issues in coordination with HR/Admin. 6. Safety and Compliance Ensure strict compliance with company safety policies, project safety requirements, and applicable occupational safety and health regulations. Ensure that workers properly use required PPE and follow established safety procedures. Immediately address unsafe acts, unsafe conditions, and potential hazards. Suspend or stop unsafe activities when necessary and coordinate appropriate corrective measures. Ensure compliance with applicable building permits, government regulations, and project requirements. 7. Technical Coordination Review architectural, structural, and MEPF drawings and identify possible discrepancies, conflicts, or constructability issues. Coordinate with architects, engineers, consultants, and other project stakeholders regarding technical concerns. Prepare or coordinate requests for information, technical clarifications, and proposed solutions when necessary. Ensure that approved revisions and change orders are properly implemented at the site. Provide technical recommendations to management when required. 8. Progress Monitoring and Reporting Prepare regular project progress reports for management. Monitor actual progress against the approved construction schedule. Report delays, issues, additional requirements, and potential cost impacts immediately. Maintain updated records of project accomplishments, manpower, materials, equipment, and site activities. Conduct regular coordination meetings with project personnel. Ensure that project documentation is complete, accurate, and properly filed. 9. Project Completion and Turnover Lead the preparation and completion of punch lists and outstanding works. Ensure that all defective or incomplete works are properly rectified. Coordinate final inspections and testing. Ensure completion of as-built drawings, warranties, manuals, certificates, and other required turnover documents. Coordinate the final turnover of the completed residential project to the client/owner. Assist in the preparation of project close-out documentation and final evaluation. JOB QUALIFICATION Bachelor’s Degree in Civil Engineering or a related construction/engineering field. Preferably a Licensed Civil Engineer (PRC). Minimum 5 years of relevant experience in construction, preferably with experience in residential building projects . Strong experience in construction site management, supervision, and project coordination. Knowledgeable in construction methods, structural works, architectural finishes, MEPF coordination, and general building construction. Knowledgeable in reading and interpreting architectural, structural, electrical, plumbing, and other construction drawings. Familiarity with Philippine building codes, construction standards, safety regulations, and relevant government requirements. Strong leadership, decision-making, communication, and problem-solving skills. Must be willing to work on-site and supervise construction activities as required. With strong ability to manage workers, subcontractors, suppliers, and multiple construction activities simultaneously.
