The ideal candidate will have a minimum of 10 years of project management experience in commercial concrete construction and understand the entire project lifecycle—from estimating and contract award through scheduling, field operations, billing, closeout, and final completion. This position is responsible for managing projects safely, efficiently, and profitably while maintaining strong relationships with general contractors, owners, vendors, subcontractors, and field personnel. WHAT YOU’LL BE RESPONSIBLE FOR Manage commercial concrete projects from contract award through completion and closeout. Review plans, specifications, contracts, scopes of work, and project requirements. Develop and maintain project schedules and coordinate work with general contractors and other trades. Coordinate with project superintendents, foremen, estimators, vendors, and suppliers. Monitor project costs, labor, materials, equipment, and production to maintain project profitability. Prepare, submit, and track RFIs, submittals, change orders, and other project documentation. Identify potential project risks, delays, conflicts, and cost impacts and communicate them promptly. Review daily reports, quantities, production, labor hours, and project progress. Coordinate with Accounting & VP on monthly progress billings and pay applications. Negotiate and manage change orders with general contractors. Maintain accurate project documentation and correspondence. Attend project meetings and maintain professional relationships with general contractors and project stakeholders. Work closely with field management to ensure work is performed according to plans, specifications, schedule, and company standards. Assist with project forecasting. Manage project closeout, punch lists, warranties. Ensure company policies, safety requirements, and contractual obligations are followed. Proactively address issues rather than allowing problems to develop into delays or claims. Build and maintain productive relationships with customers, general contractors, engineers, architects, vendors, and internal teams. Manage multiple projects and competing priorities simultaneously. Our projects are primarily in Austin and the surrounding counties. At times, there may be short-duration projects in Dallas or San Antonio. The Project Manager should expect to spend approximately 15% of their time in the field and generally work approximately 45–50 hours per week. COMMUNICATION & RELATIONSHIP MANAGEMENT Communication is critical to success in this position. The Project Manager must communicate clearly and consistently with general contractors, field personnel, engineers, architects, accounting, estimating, vendors, and leadership. Success means documenting important conversations and decisions in writing; preparing clear, detailed RFIs; keeping field and office teams informed; identifying and communicating problems early; and professionally pushing back when schedules, site conditions, or incomplete work by other trades prevent HR Marc from proceeding. The successful candidate must be able to protect HR Marc’s schedule, profitability, and contractual interests while maintaining the professional relationships that generate repeat business. THE PERSON WE’RE LOOKING FOR We are looking for someone who takes ownership of their projects. The right person will be organized, proactive, financially minded, and comfortable communicating with both the office and field teams. You should be able to look at a project and understand not only what needs to be built, but how it needs to be built, what it should cost, when it needs to happen, and what could prevent the project from being profitable. Organizational Skills — Keeps multiple projects, schedules, deadlines, documentation, billing requirements, commitments, and follow-up items organized so critical details are not missed. Time Management — Prioritizes competing demands and deadlines across multiple active projects while keeping critical milestones on track. Initiative — Recognizes what needs to be done and takes appropriate action without waiting to be repeatedly directed. Follow-Through — Completes commitments, closes loops, documents important conversations, and ensures unresolved items do not fall through the cracks. Professional Assertiveness — Has the confidence to say no or push back when necessary, clearly explains the reason, and protects HR Marc’s interests while maintaining important working relationships. Negotiation Skills — Effectively negotiates change orders and project issues, understands when and where to push back, and works toward outcomes that protect HR Marc’s contractual and financial interests while preserving productive relationships. Clear Written Communication — Produces detailed, accurate emails, RFIs, documentation, and project correspondence that clearly communicate what is needed and create an appropriate written record. Relationship Building — Develops trust and productive working relationships with general contractors, customers, field employees, vendors, and internal teams. Attention to Detail — Recognizes important details in plans, contracts, schedules, billing, costs, and field conditions that can affect project success. Financial Awareness — Understands how labor, materials, equipment, scheduling, change orders, billing, and project decisions affect profitability and cash flow. Problem Solving — Identifies the cause of a problem, develops workable solutions, and acts before the problem becomes larger or more expensive. Composure Under Pressure — Remains professional and level-headed when schedules change, customers are frustrated, or project conditions become difficult. Proactive Thinking — Looks ahead for scheduling conflicts, cost issues, incomplete predecessor work, resource needs, and other risks before they become emergencies. Respect for Field Expertise — Listens to experienced field employees, values their practical knowledge, asks questions, and earns trust through respect and follow-through. REQUIRED QUALIFICATIONS Minimum 10 years of project management experience in commercial concrete construction. Strong knowledge of concrete construction methods, scheduling, and sequencing. Experience working for or with commercial general contractors. Ability to read and interpret construction plans and specifications. Strong understanding of project costs, labor production, materials, and job profitability. Experience with change orders, RFIs, submittals, pay applications, and project closeout. Strong organizational and time-management skills. Excellent written and verbal communication skills. Ability to manage multiple projects and priorities simultaneously. Proficiency with Microsoft Office, including Excel and Outlook. Strong problem-solving and negotiation skills. Valid driver’s license and reliable transportation.
