Open to strong B2B sellers. ABOUT THE ROLE Square Yards is building a new real estate agency vertical in Dubai and we are opening the commercial desk. You will handle sale and leasing across agreed asset classes - office, retail, industrial, warehousing and land - advising business owners, corporate occupiers and investors. Commercial is a different game to residential: fewer clients, longer cycles, bigger tickets and people who expect analysis rather than enthusiasm. If you have sold to businesses before, in property or otherwise, and you enjoy building a small number of serious relationships properly, we will train you on the product. COMPENSATION This is a commission-based role with uncapped earning potential. Full terms are disclosed before interview and confirmed in the formal offer. Please note: this vacancy is open only to candidates currently living in Dubai and available for an in-person interview. WHAT YOU WILL DO - Build a pipeline of landlords, occupiers, investors and corporate decision-makers through direct outreach, site canvassing, referrals and networking. - Take briefs covering space, fit-out, budget, lease structure, expansion plans, licensing and timing. - Win sale and leasing instructions and secure the ownership or authorisation evidence needed to market them. - Prepare market searches, shortlists, comparable evidence and occupancy-cost or yield cases. - Run inspections, manage feedback and negotiate heads of terms, rent-free periods, fit-out contributions and service charges. - Progress deals through due diligence, documentation, landlord and authority approvals, handover and completion. - Keep pipeline, probability, fee and client-activity data accurate in the CRM, and keep long cycles moving. - Learn the free-zone and mainland licensing rules that shape where a client can legally operate. - Follow DLD, RERA, advertising, KYC and AML procedures at every stage. WHAT YOU MUST BRING - Currently living in Dubai and available for in-person interviews and full-time, on-site work. - Acceptance of a commission-based model, including longer commercial deal cycles. - Evidence you can sell to businesses: a track record in B2B or high-value sales. - Comfort with numbers: rents, yields, service charges and occupancy costs. - Resilience, self-discipline and consistent follow-up. - Professional English; additional languages are welcome. - Ability to obtain the required employment authorisation and RERA broker credentials before regulated brokerage activity. - A valid UAE driving licence and your own vehicle. NICE TO HAVE, NOT REQUIRED - Any Dubai commercial brokerage exposure. - Relationships with landlords, occupiers or investors in an asset class or submarket. - Advanced Excel or investment-analysis capability. - A current RERA broker card. HOW SUCCESS WILL BE MEASURED - Qualified requirements and instructions won. - Inspections, proposals and pipeline coverage. - Transactions completed and fee revenue. - Pipeline hygiene and client retention.
