Commercial Junior Property / Operations Manager: Company: AGM Real Estate Group Department: Commercial Property Management Reports To: Director of Commercial Real Estate Employment Type: Full-Time Location: AGM-Seattle Office Compensation: $70,000 - $75,000 per year Position Summary AGM Real Estate Group is seeking a Commercial Junior Property / Operations Manager to assist upper management with day-to-day building operations to include tenant relations, vendor coordination and work order tracking, accounts receivable and accounts payable for a portfolio of commercial properties of AGM’s Commercial Property Management division. This hands-on position supports the needs of the assigned assets to ensure high occupancy, safety compliance and smooth daily site functions. The successful candidate will combine hands-on property management with team leadership, operational oversight, and be responsible for maintaining strong property performance, ensuring consistent service delivery and supporting commercial team members and following standardized processes. The ideal candidate is a proactive and solutions-oriented team player with strong financial, operational, and communication skills. This position will require an active Washington State real estate broker’s license and preferably three to five years of experience in a commercial property management environment. Primary Responsibilities Commercial Property Management Assist with the day-to-day operations of an assigned commercial property portfolio. Serve as the primary point of contact for tenants and vendors. Conduct or accompany Property Manager or Director to complete regular property inspections as required to identify maintenance, safety, compliance, and capital improvement needs. Coordinate repairs, preventative maintenance, tenant improvements, and capital projects as directed. Participate in the solicitation and evaluation of vendor proposals, negotiating contracts, and monitoring of vendor performance. Assist with Administering lease requirements, including tenant obligations, notices, insurance compliance, and other critical dates. Oversee tenant relations and respond promptly and professionally to service requests and operational concerns. Support tenant retention and communicate with leasing teams regarding vacancies, renewals, and property positioning. Ensure properties are operated in accordance with applicable laws, lease requirements, company policies, and ownership objectives. Respond to property emergencies and participate in after-hours response coordination when necessary. Financial Management and Reporting Assist with preparation and managing annual operating and capital budgets. Review monthly financial statements, budget variances, accounts receivable, accounts payable, and property-level performance. Prepare accurate and timely ownership reports with clear explanations and recommended actions for review. Monitor rent collections, tenant delinquencies, operating expenses, and vendor costs. Review and approve property invoices in accordance with established authorization requirements. Assist with annual reconciliations, including common area maintenance and other tenant expense recoveries. Identify opportunities to improve operating efficiency, control expenses, and strengthen asset performance. Support forecasting, capital planning, and long-term property strategies. Required Qualifications Active Washington State real estate broker’s license in good standing. Minimum of three to five years’ experience in Commercial Property Management Knowledge of commercial leases, property operations, vendor management, budgeting, and financial reporting. Strong organizational, and problem-solving abilities. Excellent written and verbal communication skills. Ability to learn, manage multiple properties, deadlines, projects, and competing priorities. Strong client service skills and the ability to build effective relationships with tenants, vendors, and team members. Proficiency with Microsoft Office and property management or accounting software. Valid driver’s license, reliable transportation, and the ability to travel between managed properties.
