BUILDING SAFETY & COMPLIANCE MANAGER - Wilson Hawkins

£ - Competitive Office-Based

ROLE OVERVIEW

Wilson Hawkins is looking for an ambitious, highly organised, and technical Building Safety & Compliance Manager to join our boutique block management team.

This is a pivotal role for someone with a deep understanding of residential building safety regulations who is ready to lead on risk management within an agile, tech-driven boutique agency. Working closely with our Head of Block Management and Head of Major Works, you will take full ownership of the safety compliance strategy across our portfolio. Your primary focus will be implementing the Building Safety Act (BSA) 2022 framework, managing Fire Risk Assessment (FRA) workflows, and establishing the Golden Thread of information for our high-risk buildings (HRBs).

This is not a role for someone who wants to blend into the background. We want someone who takes pride in statutory excellence, builds strong relationships with Directors, leaseholders, and the Building Safety Regulator, and wants to drive a modern, tech-enabled approach to life safety compliance.

ROLE EXPECTATIONS

You will be expected to manage your own diary, compliance schedules, and safety workloads with confidence and minimal supervision.

Every Resident Management Company (RMC) or Freeholder Director you work with should feel secure in your expertise, and every resident interaction should reflect the Wilson Hawkins standard—professional, honest, transparent, and trustworthy.

Beyond the day-to-day coordination, you will be the senior management team’s ultimate authority on legislative safety changes. When complex structural or fire safety issues arise, you step up proactively. You will know our buildings' technical risk profiles inside out, understand resident dynamics, and be ready to provide expert guidance on complex BSA and FRA matters.

WHAT SUCCESS LOOKS LIKE

  • BSA Readiness: Building Safety Cases and Safety Case Reports are meticulously prepared, regularly updated, and ready for submission to the Regulator.
  • The Golden Thread: A fully digital, transparent, and immutable "Golden Thread" of building data is securely maintained in our management systems.
  • FRA Action Management: Fire Risk Assessments are conducted on time, and remedial works are accurately tracked, actioned, and closed out without delays.
  • Resident Engagement: Residents feel informed, safe, and actively involved through robust Residents' Engagement Strategies and clear evacuation planning.
  • Consultant Collaboration: You work seamlessly with external fire engineers, surveyors, and our internal Head of Major Works to deliver complex safety remediation.
  • Risk Mitigation: The senior team and client Directors have total peace of mind that all managed blocks strictly adhere to current fire, structural, and health & safety laws.

HOW YOU'LL SPEND MOST OF YOUR TIME

Most weeks, you will be:

  • Developing, updating, and managing the digital Golden Thread of information for all relevant buildings in the portfolio.
  • Preparing and maintaining comprehensive Safety Case Reports and organizing Resident Engagement Strategies as mandated by the BSA.
  • Overseeing the procurement, review, and execution of Fire Risk Assessments (FRAs), ensuring all remedial actions (Categories A-E) are logged and completed.
  • Designing, implementing, and communicating tailored Resident Evacuation Plans and fire safety instructions for leaseholders.
  • Acting as the primary point of contact for the Building Safety Regulator (BSR), Fire and Rescue Services, and environmental health officers.
  • Collaborating with our Head of Major Works to coordinate Section 20 consultations for safety-critical remedial projects (e.g., cladding, compartmentation, fire doors).
  • Ensuring absolute health and safety compliance across all blocks, managing tracking systems for asbestos, water hygiene (Legionella), and lift safety.
  • Providing technical training and advisory support to our Property Managers and junior coordinators to elevate safety awareness across the entire business.

WHO THIS ROLE IS FOR

This role is ideal for someone who:

  • Has a minimum of five years of experience in residential building safety, fire compliance, or technical block management.
  • Possesses an intricate, up-to-date understanding of the Building Safety Act 2022, the Fire Safety Act 2021, and general UK building regulations.
  • Is highly structured and analytical, with the ability to turn complex architectural drawings, fire strategies, and legal text into clear, actionable safety data.
  • Builds genuine rapport with client directors and residents—translating dense safety legislation into reassuring, plain-English advice.
  • Embraces modern property technology and digital data solutions as vital tools for managing life safety and compliance risks.
  • Is self-motivated and manages a heavy compliance workload across multiple sites without needing to be chased.
  • Represents the company brand with pride, professionalism, and absolute integrity at all times.

EXPERIENCE THAT HELPS

  • Proven experience working with high-rise or high-risk residential buildings (HRBs).
  • Direct experience preparing Safety Case Files and managing digital information frameworks (BIM or specialized compliance software).
  • Strong technical knowledge of passive and active fire protection systems (compartmentation, fire doors, AOVs, sprinklers, and alarms).
  • Relevant professional certifications or memberships (e.g., IFE, NEBOSH Fire, IOSH, or specialized TPI building safety credentials).
  • Experience collaborating with building surveyors and fire engineers on structural and fire safety assessments.

WHAT WE OFFER

  • Competitive salary, closely aligned to your experience and credentials.
  • Performance-related bonus structures linked to portfolio compliance metrics.
  • Funded support for continuous professional development, including advanced safety and fire engineering qualifications.
  • A clear, genuine path to executive compliance and operational leadership roles.
  • A modern boutique environment where your technical expertise is seen, valued, and directly rewarded.
  • A collaborative, tech-forward, and supportive team culture that takes building preservation seriously without taking itself too seriously.
