# Building Engineer (REE/RME) **SERVIKA PHILIPPINES, INC** · Ortigas · `On-site` 🕒 **Статус:** *Опубликовано: 13 дней назад* · *Источник: Indeed* --- ### About the Role JOB QUALIFICATIONS: - Must be a licensed Electrical Engineer or Mechanical Engineer - Has at least 2-3 years of relevant experience in Property / Facilities management. - Experience in managing a residential or commercial property is an advantage, (High-rise building) - Able to write and present reports - Customer service oriented - Strong leadership skills - Willing to work in Ortigas, Pasig JOB RESPONSIBILITIES: 1. Responsible for the implementation of the preventive maintenance program for the whole property (Electrical/Mechanical) and ensures that all building equipment and facilities particularly those concerning fire-safety or for emergency are in good operating condition. 2. Supervises and schedules the work shift of the maintenance personnel. 3. Assists the property manager in ensuring that all contracted service providers (housekeeping, security, pest control, elevator maintenance, power generator maintenance, etc.) are faithfully complying with their respective contracts. 4. Prepares and submits a semi-monthly engineering /technical report to the property manager. 5. Prepares and submits to the property manager the annual budget for repair & maintenance, engineering materials & supplies including the capital expense budget for any major building /facility improvement and /or repair. 6. Assists the property manager in the preparation of the terms of reference for any bid to be conducted for the implementation of a project involving a major repair or improvement of a building equipment or facility. 7. Monitors and ensures compliance of the contractor with the agreement or contract for the repair or improvement of a common area /building facility or equipment. 8. Coordinates closely with the security OIC in order to ensure the highest level of safety and security for the residents, their guests and property. 9. Actively participates in the conduct of the annual fire or any emergency drill in coordination with the appropriate government agency. 10. Ascertains that all the complaints or requests of residents for assistance on technical matters in their condominium units are satisfactorily addressed. 11. Recommends to the property manager, the approval of permits for work inside the condominium units. 12. Reviews plans submitted by the unit owner or his /her contractor for any major repair, renovation or improvement to be done inside the condominium unit and to make the necessary recommendation to the property manager. 13. Ascertain compliance of a unit owner and his/her contractor with the condominium’s guidelines for renovation or repair inside a condominium unit. 14. Responsible for the custodianship and accountability of all engineering tools and equipment in the property. 15. Ensures that all engineering permits required by the local or national government are secured on a timely basis and that the property is compliant with the regulations or standards of DENR. 16. Performs other tasks as deemed necessary by the property manager.
