Managing a 12-hour operational shift , this role ensures that all critical building services—including HVAC, electrical systems, critical power, lighting, and life safety systems—are always operating within defined parameters to maintain a safe, compliant, and energy-efficient building environment. 3. KEY ACCOUNTABILITIES & PERFORMANCE METRICS (KPIs)A. 12-Hour BMS Monitoring & Shift Operations Continuous Surveillance: Maintain high alert throughout the 12-hour shift, running real-time surveillance on HVAC, chiller plants, AHUs/FAHUs, water pumps, electrical distribution, UPS units, emergency generators, and life safety systems. Shift Handover & Logs: Complete comprehensive morning, afternoon, and end-of-shift walkthroughs across all three buildings. Document all system parameters, active logs, and equipment statuses. Complete a structured, formal handover at the conclusion of each 12-hour shift. Alarm Management: Monitor and categorize 24/7 system alarms immediately. Acknowledge and initiate troubleshooting protocols within target timelines, escalating critical failures to the Facilities Engineer. Setpoint Verification: Check that critical plants operate within approved limits (supply air temperature, chilled water parameters, differential pressures, electrical loads) and flag any operational drift. KPIs: BMS system uptime maintained at ≥ 99.5% monthly. Alarm response and acknowledgment within 15 minutes of trigger. Zero missed or dropped critical alarm escalations during the 12-hour shift. 100% accurate shift handover logs submitted without failure. B. Planned Preventive Maintenance (PPM) Support Schedule Coordination: Work with the Maintenance Supervisor to align and update PPM timelines for all assets connected to the BMS, closely tracking compliance. Data Provisioning: Extract equipment run-hours, fault history logs, and baseline trend records from the BMS to brief the maintenance crews at least 7 days before scheduled service visits. Trend Analysis: Identify operational deviations and deteriorating equipment performance trends using BMS telemetry, reporting anomalies to engineers before failures happen. Post-PPM Verification: Confirm and test that serviced equipment safely returns to automated, normal operating parameters after maintenance teams clear out. System Synchronization: Keep system database records current across both the BMS station and the central CMMS platform (Maximo or equivalent). KPIs: Maintenance team supported to achieve a monthly asset PPM completion rate of ≥ 95%. System records reflect exact, real-time as-maintained field conditions. C. Fault Diagnosis & Corrective Actions Root Cause Investigation: Diagnose the exact engineering causes behind equipment trip-outs or system anomalies caught by BMS alerts or operational shifts. Remedial Action Plans: Draft specific technical recommendations and repair steps based on diagnostic data, routing them to the Facilities Engineer or Maintenance Supervisor for approval. Subcontractor Management: Coordinate with specialized HVAC OEMs, electrical contractors, and BMS vendors when specialized secondary support is required, delivering clean trend data for third-party diagnostics. Resolution Tracking: Track active maintenance interventions through the BMS graphics display, confirming complete restoration of operational baselines. Fault Documentation: Maintain an organized technical log detailing the fault description, diagnostic root cause, components replaced, and exact resolution duration. KPIs: Technical fault diagnosis reports submitted within 4 hours of incident detection. Maintenance Mean Time to Repair (MTTR) kept within strict internal deadlines. Minimum 90% target close-out rate for approved corrective actions. D. Energy Management & Reporting Consumption Tracking: Inspect daily utility data from BMS-integrated electricity, water, and gas meters to flag spikes, baseline drift, or wasteful consumption. Performance Reporting: Structure weekly and monthly energy matrices measuring chiller plant efficiency (kW/TR), AHU performance, and baseline facility usage. Conservation Execution: Implement approved energy-saving initiatives by adjusting seasonal runtime schedules, operational setpoints, and automated control logic loops. Load Management: Coordinate with field technicians on load sequencing—specifically chiller staging and staggered AHU starts—to reduce peak electrical demand penalties. KPIs: Comprehensive energy performance reports delivered by the 5th of every month. Consumption anomalies flagged and investigated within 24 hours of system reading. E. System Improvement & Optimization Logic Review: Evaluate automated control sequences, setpoints, and deadbands regularly to discover hidden optimization opportunities for comfort and utility control. Engineering Proposals: Draft formal modification proposals backed by technical justifications, calculated return-on-investment estimates, and transition steps. Commissioning Support: Assist vendor engineers with testing and commissioning approved software updates, graphic screen re-designs, or network integrations. As-Built Documentation: Record any approved software logic adjustments or field point reconfigurations into the official system schematics within 48 hours of deployment. KPIs: Minimum of 2 structured facility optimization proposals submitted per quarter. F. Life Safety System Monitoring System Interfacing: Keep dedicated eyes on integrated security and safety systems, including fire alarm panels, emergency staircase/lift pressurization fans (SPF-01, SPF-02, LPF), generator line transfers, and critical UPS batteries. Emergency Validation: Verify that correct matrix logic initiates during fire alarm tests or actual incidents, double-checking automatic damper closures, exhaust fan startups, and fresh air overrides. Compliance Checks: Ensure all critical health and safety BMS nodes are online, functional, and calibrated to avoid missing life safety alerts. KPIs: Zero unresolved or unlogged life safety BMS hardware faults allowed at any time. Life safety automated sequences tested and documented weekly. Total compliance readiness maintained for Dubai Civil Defence (DCD) audits. G. Documentation & Record Keeping Archive Maintenance: Keep tidy physical and digital records of shift reports, alarm logs, repair track sheets, run-hour tables, and backup trend configurations. Graphics & Point Maps: Maintain accurate engineering software documents including active input/output point maps, network wiring schematics, and UI layouts. Pay: AED3,000.00 - AED3,500.00 per month Work Location: In person
