MAIN RESPONSIBILITIES & ACCOUNTABILITIES Responsible for supporting the existing fund activities within ESR’s Fund Management team. A key part of the role is to assist the Funds management and Finance areas of the business in decision making, via analysis to maximise the performance of its managed funds/ventures while minimising risk to ESR’ managed funds. Fund Modelling & Reporting - Build and maintain fund-level financial models: cash flows, IRR/MOIC, waterfall/distribution mechanics, and sensitivity analysis - Prepare quarterly and annual investor reporting packages, including performance summaries, valuation updates, and capital account statements - Track fund-level KPIs and prepare materials for LP queries, board meetings, and investment committee updates - Support NAV and valuation processes, liaising with valuation teams/auditors as needed Asset & Portfolio Management Support - Monitor asset-level performance across the DC portfolio — occupancy, capacity utilization, opex/capex, and lease terms - Oversee fund flow and cash flow management with group reporting on capital deployment estimates - Maintain and update portfolio-level dashboards and trackers for budget-to-actual variance - Support annual budgeting and business plan processes for individual assets - Assist in preparing materials for asset reviews, capex approvals, and portfolio strategy discussions General Support - Act as a right hand across day-to-day fund management workstreams — pulling together analysis, decks, and data on short turnaround - Coordinate with property management, finance, and leasing teams to keep data current and accurate - Support ad hoc projects: benchmarking, market research, and special analyses as they arise Requirements - 3–4 years of experience in real estate/infrastructure fund management, asset management, real estate private equity, or investment banking - Strong financial modelling skills (Excel-based; comfortable building models from scratch, not just updating templates) - Familiarity with fund structures, waterfalls, and investor reporting; data center or digital infrastructure exposure a plus. Should be a fast learning and a self-starter with a positive attitude and willingness to work hard - High attention to detail and ability to manage multiple workstreams under deadline pressure - Proficiency in Excel/PowerPoint required - Ability to identify, focus and address critical issues thrown up by sensitivity reviews of modelling including further research to substantiate adopted inputs.
