Job Overview Asset & Operations Manager - Multifamily Portfolio JJNC Equity / CBK Property Management is looking for a strong, hands-on Asset & Operations Manager to oversee two 48-unit multifamily properties in the South Bay / Los Angeles area, with additional growth opportunities as the portfolio expands. This is not a desk job. We need an owner-minded operator who walks the properties, knows the units, pushes leasing, manages turns, improves collections, increases rents, controls expenses, and drives NOI. The right person must be able to take underperforming properties and turn them into stabilized, cash-flowing assets. Responsibilities Oversee leasing, occupancy, rent growth, collections, turns, maintenance, renovations, and property condition Create and execute a unit-by-unit lease-up and rent-growth plan Push rents to market while staying compliant with local and state rules Track vacant units, make-ready status, applications, approvals, and move-ins Manage vendors, maintenance staff, leasing staff, and property-level execution Reduce turn times and improve rent-ready unit delivery Improve resident quality, collections, and retention Identify revenue opportunities including RUBS, parking, amenities, laundry, storage, and other ancillary income Report weekly on occupancy, collections, rent roll growth, turns, delinquencies, expenses, and NOI Work directly with ownership on strategy, budgets, capital improvements, refinance readiness, and asset performance Requirements 7-10+ years of Southern California multifamily operations experience Strong leasing, collections, maintenance, and asset management background Experience with rent growth, vacancy reduction, unit turns, renovations, and NOI improvement Comfortable being physically present at the properties Strong enough to hold staff, vendors, and leasing teams accountable Understands that the goal is cash flow, value creation, and better debt Compensation: Base salary: approximately $90,000 to $140,000 depending on experience Performance bonus: $40,000 to $60,000+ based on results Exceptional performance bonus potential for major NOI growth, occupancy improvement, and successful stabilization Key performance metrics: NOI growth Occupancy Rent roll growth Collections Turn times Vacancy reduction Expense control Property condition Execution speed This is a serious opportunity for someone who wants to operate like an owner, not just manage from a desk.
