Asset Manager – Job DescriptionAbout the role

Superhost Labs is hiring a fully remote Asset Manager to own the performance of a short-term rental portfolio. We're looking for someone with a hotel asset management background who wants to bring that experience to a portfolio of hundreds of short-term rentals, both SFR and hotel-type units.

You will know every property's/unit’s numbers in depth, evaluate revenue strategy with our pricing analysts & directly in Pricelabs, find cost savings across our vendor network, and essentially be the brains on how each asset is performing. You will also underwrite new acquisitions and recommend where capital should go.

What you'll do

Responsibilities are listed in order of focus.

  • Own property-level financial performance.
  • Know each property's revenue, expenses, NOI, and trends in depth, and explain why it is over- or underperforming. Derive this knowledge through analyzing P&Ls and working closely with our property management team.
  • Build and maintain budgets and forecasts, and track performance against them.
  • Benchmark each property against its competitive set using tools like CoStar, tracking metrics such as RevPAR index and market share.
  • Build dashboards, exception reports, and performance tiers that make a portfolio of this size manageable.
  • Oversee revenue strategy in PriceLabs.
  • Log into PriceLabs to audit the pricing strategy set by our pricing analysts, including base prices, minimum stays, seasonality, and orphan-day rules.
  • Make changes directly or recommend them to the analysts, backed by market and comp set data from tools like CoStar and PriceLabs.
  • Work closely with pricing analysts, who own day-to-day pricing adjustments.
  • Drive cost savings.
  • Maintain a working map of the vendors we use in every market.
  • Identify savings through consolidation, renegotiation, and partnership leverage.
  • Identify overall strategy to drive expenses down across all areas of operations.
  • Own performance reporting.
  • Build and deliver regular performance reporting.
  • Speak confidently to the performance of any individual asset and recommend actions.
  • Lead capital planning.
  • Recommend capital improvements such as renovations, furnishing refreshes, and amenity additions.
  • Justify each recommendation with expected return.
  • Support acquisitions and dispositions.
  • Underwrite prospective properties and recommend improvements that will drive stronger performance.
  • Identify which existing assets would be priorities to sell or remove from the portfolio if the opportunity arises.

What you bring

  • 3+ years in hotel asset management, or in hospitality, short-term rental, or real estate revenue management or financial analysis
  • Hands-on experience with a revenue management system (such as IDeaS, Duetto, or PriceLabs), and the ability to get fluent in PriceLabs quickly
  • Strong command of lodging performance metrics: occupancy, ADR, RevPAR, RevPAR index, GOP, NOI, and trailing-12-month revenue
  • Experience using CoStar, including its hotel benchmarking data, to analyze market and competitive set performance
  • Advanced Excel and Google Sheets skills, including building performance reports and financial models
  • A strongly AI-forward approach, with proven experience using AI tools to automate analysis, speed up reporting and underwriting, and turn that into a real competitive advantage
  • Experience managing performance across a multi-market portfolio of hotels or 30+ rental properties
  • Clear written and verbal communication, with experience presenting performance results to leadership
  • A track record of influencing decisions through data
  • Comfort working independently in a fully remote role

Nice to have

  • Experience underwriting hotel or STR acquisitions, or building pro formas for prospective properties
  • Short-term rental or vacation rental experience, including hands-on PriceLabs use
  • Experience negotiating with or consolidating vendors across multiple markets
  • Experience mentoring or training pricing analysts or other junior team members
  • An eye for listing quality, including photos, copy, amenities, and positioning
